What building technology is worth
Straight answers to the questions owners, developers and lenders ask, in the terms they underwrite: net operating income and asset value.

How does building technology turn into asset value?
Through net operating income. Technology that adds recurring income or removes recurring cost raises a building's NOI, and buyers, lenders and appraisers value NOI by dividing it by a capitalization rate. At a 5.5% cap rate, every $1 of recurring NOI supports about $18 of asset value. PropertyAlpha's formula is the same one the market uses: NOI lift ÷ cap rate = asset value created.
What is smart home technology worth to a multifamily building?
PropertyAlpha's benchmark puts a smart home package at about $246 of net operating income per unit per year, net of software. At a 5.5% Class A cap rate, that is about $4,500 of asset value per unit, or roughly $0.89 million across a 200-unit building. These are modeled national figures, not a guarantee for any one property.
Is managed Wi-Fi worth it for apartment owners?
Usually, yes. PropertyAlpha's benchmark puts owner-managed Wi-Fi at about $220 of NOI per unit per year: a $48 monthly Wi-Fi fee, 95% of residents taking it, 95% occupancy, minus about $25 per unit per month paid to the provider. At a 5.5% cap rate, that is about $4,000 of asset value per unit. For hotels, guest Wi-Fi is a cost to manage, so it is valued at $0.
What are smart locks and access control worth in an apartment building?
Less in direct income than most owners expect, and more in risk and operations. PropertyAlpha's benchmark puts access and entry operations at about $16 of NOI per unit per year, net of software: rekeys avoided at turnover (which requires smart unit locks) and lockout calls saved. If self-guided tours actually change on-site leasing hours, the figure rises to about $46 per unit per year.
Is leak detection worth it in a multifamily building?
For most buildings, yes, but the value shows up as avoided loss rather than new income. Water damage and freezing caused 22.6% of homeowners insurance losses in 2023, with an average claim of about $15,400 over 2019-2023, according to the Insurance Information Institute. Leak detection catches water early, before a slow leak becomes a claim. PropertyAlpha does not put a national dollar figure on it, because the value depends on each building's own claims history, deductible and insurance terms.
How much can energy management save an apartment building?
It depends first on who pays the utility bill. Savings from smart thermostats, HVAC optimization and sub-metering reach the owner's NOI only where the owner pays for that energy: common areas, vacant units, and buildings where utilities are included in rent. For context, ENERGY STAR reports that certified smart thermostats save about 8% on heating and cooling bills on average. PropertyAlpha quantifies energy in each building's full Impact Model rather than with one national figure.
Does EV charging pay for itself in multifamily?
Usually not on charging revenue alone. Charging fees often do not fully cover electricity, software and upkeep, so PropertyAlpha treats EV charging as an amenity and a way to future-proof the building, not as a profit center. Its value shows up in leasing and long-term desirability, and it is quantified in a building's full Impact Model using that building's own parking, electrical capacity and utility rates.
What is building technology worth to a hotel?
For existing hotels, PropertyAlpha's benchmark values guest-room energy management at about 200 kWh saved per key per year at $0.134 per kWh, or about $27 of NOI per key per year. At an 8.25% hotel cap rate, that is about $325 of asset value per key. Guest Wi-Fi is a cost to manage, so it is valued at $0. Other categories are described in the free report and quantified in a full Impact Model.
