How PropertyAlpha makes money

Our job is to find the hidden alpha in every building — a better experience for residents, stronger returns for owners and operators. Here is who pays for that, and the rules that keep the score independent.

Who pays

Developers, owners, and operators

Pay nothing. The Property Impact Report is free. We never share your identity with a technology company until you ask to be introduced.

Technology Partners

Pay $999 a month for a Partner seat: their category's economics in every report, anonymized lead intelligence, introductions to developers who opt in, and co-authored research.

Platinum partners

Energy and insurance companies partner with us on programs that help owners lower utility and insurance costs, and on Alpha Briefs research.

Capital partners

PropertyAlpha introduces qualified projects to capital partners. Any transaction-based compensation is handled by our licensed partners.

Partner Committee

Partner Committee

The partner leading each category is offered a seat on the PropertyAlpha Partner Committee, so that developers, owners, and operators get a seamless, world-class experience across the whole building. Committee seats and partner fees never influence an Impact Score or ranking.

Our rules

  • Payment never changes an Impact Score or a ranking.
  • Developers stay private until they choose to be introduced.
  • Every figure is labeled modeled until real building data replaces it.
  • Methodology changes are versioned and signed off before they reach a report.
