Is managed Wi-Fi worth it for apartment owners?
The short answer
Usually, yes. PropertyAlpha's benchmark puts owner-managed Wi-Fi at about $220 of NOI per unit per year: a $48 monthly Wi-Fi fee, 95% of residents taking it, 95% occupancy, minus about $25 per unit per month paid to the provider. At a 5.5% cap rate, that is about $4,000 of asset value per unit. For hotels, guest Wi-Fi is a cost to manage, so it is valued at $0.

The formula
| Input | Benchmark |
|---|---|
| Wi-Fi-only resident fee | $48 per unit per month |
| Take rate | 95% of residents |
| Occupancy | 95% |
| Provider cost | $25 per unit per month, paid on every unit |
| Annual NOI per unit | 12 × ($48 × 95% × 95% − $25) ≈ $220 |
Only the Wi-Fi fee is counted here. Smart home fees belong to the smart home benchmark, so a bundled technology fee is never counted twice.
Why residents pay for it
In the NMHC / Grace Hill 2024 Renter Preferences Survey, 87% of renters called internet at move-in very important or essential. Building-wide Wi-Fi that works on day one is an amenity residents notice when they lease and when they renew.
What changes the answer
- Your provider contract. The cost per unit is the biggest swing in the math, and every dollar saved flows straight to NOI.
- The fee your market supports.
- Take rate. In California, AB 1414 (in effect since January 1, 2026) lets renters opt out of paying for a landlord-arranged internet subscription, so PropertyAlpha models a lower take rate there.
- New construction versus retrofit. The benchmark installed cost is about $1,100 per unit in a new building and about $1,900 per unit in an existing one, where wiring is harder.
Hotels are different
Hotel guests expect Wi-Fi to be included, so it is a cost to manage rather than a revenue line. PropertyAlpha values hotel Wi-Fi at $0 and looks at guest-room energy instead.
How confident is the number?
PropertyAlpha grades the managed Wi-Fi benchmark Medium. The formula is simple and the inputs are observable, but fees, provider costs and take rates vary by market and contract. Every report lets you replace the benchmark with your own quote.
