About

Every building has hidden alpha. We find it.

PropertyAlpha measures what building technology is worth to multifamily and hotel properties, in the terms lenders and appraisers already use. We turn smart home, connectivity, access, water, energy and safety technology into net operating income and asset value, so the people who build, own and finance buildings can decide with the same math.

Why we exist

Building technology is usually sold on features and percentages. Real estate is valued on income. That gap means good technology decisions get made on instinct, and the value they create rarely shows up in an underwriting model.

PropertyAlpha closes the gap. A developer, owner or operator enters a building, and gets a free Property Impact Report: the building's hidden alpha in dollars, an Impact Score today and with a plan, and the method behind every number.

How we work

Dollars, not features

We measure technology the way the market values buildings: NOI lift ÷ cap rate = asset value created.

Published method

We publish how the benchmarks work. The coefficient tables are governed, versioned and signed off before release.

Honest about limits

Where a national dollar figure would mislead, we describe the value instead and measure it building by building.

Developers stay private

Developers, owners and operators are introduced to a partner or integrator only when they opt in.

Partners and independence

PropertyAlpha is free for developers and owners. Technology companies join as Partners to reach owners who have opted in. One selected partner per category is offered a seat on the PropertyAlpha Partner Committee, so that developers, owners, and operators get a seamless, world-class experience across the whole building. Committee seats and partner fees never influence an Impact Score or ranking.

Several categories already have confirmed partners. The full stack will be unveiled at CES 2027, where PropertyAlpha makes its public debut.
