PropertyAlpha today published What Building Technology Is Worth: The 2026 Multifamily Technology Value Benchmark, a free white paper that translates building technology into net operating income and asset value, the terms owners, lenders and appraisers already use to value real estate.

The benchmark finds that a smart home package is worth about $246 of NOI per unit per year, net of software, or about $4,500 of asset value per unit at a 5.5% Class A cap rate. Owner-managed Wi-Fi is worth about $220 of NOI per unit per year, or about $4,000 of asset value per unit. Access and entry operations add about $16 per unit per year, rising to about $46 when self-guided tours change on-site leasing hours. For a 200-unit Class A community, the three levers together identify about $1.75 million of asset value.

The paper is as clear about what it does not price as what it does. Leak detection, life safety, energy management, solar and EV charging carry no national dollar figure, because their value depends on each building's insurance, utilities, roof and parking. Those categories are described in every report and quantified building by building.

Every figure is modeled from graded public sources, net of software and provider costs, and counted once across four value dimensions: income, efficiency, resilience and desirability. The methods are published in principle; benchmark changes are versioned and signed off before release.

The full paper is free to read and cite at propertyalpha.io/research, with a PDF copy and no registration. Owners can apply the benchmarks to their own building with a free Property Impact Report at propertyalpha.io/impact.

PropertyAlpha will make its public debut at CES in January 2027.
